The Grayhawk Community Association encourages and supports the repair, remodel or enhancement of homes or property within the community. However, any and ALL changes to the exterior of the home or landscape require the review and approval of the Grayhawk Architectural Committee PRIOR to beginning any construction.
In these Guidelines, the Architectural Committee intends to establish a common goal; The common goal is to make and keep Grayhawk an exceptional, vibrant and diverse community, living in harmony with its extraordinary natural setting. In pursuit of this goal, the Guidelines contain specific, limited requirements and prohibitions. Subject to those rules, however, the Guidelines place a premium on maintaining property values through continuity, creativity and diversity.

Everyone that lives in the Grayhawk Community pays a quarterly Master Association assessment. This assessments covers landscape and general maintenance of common areas including greenbelts, hiking and biking trails, pocket parks, playgrounds, walls and fences, monument signs and more. It also covers common area utilities, 24 hour patrol, on-site management staff and reserves.
Grayhawk assessments, or HOA dues, fall under one of four categories: Grayhawk Community Association, Retreat Village Association, sub-association or neighborhood.
Additionaly, the Grayhawk community has an enhancement fee that is charged upon the sale of a home and the fee goes into the community enhancement fund, which is used for future projects within the community. The current community enhancement fee is 1/2 of 1% of the sales price of the home for the GCA and 3/8 of 1% of the sales price of the home for the RVA (if the property is in the Retreat Village).
The current master association fee for 2023 is: $222 paid quarterly. There are many sub associations within the Grayhawk community, and depending upon the village you live in, there additional fees range from $120 to $1,515 quarterly (for easy calculation). However, depending upon the sub association collection policies, the fees will either be paid monthly, quarterly, or annually.

If you wish to rent your home in Grayhawk, you need to be in compliance with the leasing policy. However, at this time, there isn’t a definitive one in place. Short term rentals allowed. For those doing airbnb and vrbo, this is one of the premiere communities that allows you to do business.

Grayhawk policy standards for landscape is to allow flexibility and individual expression within visible landscape areas while maintaining an appropriate amount of continuity within Grayhawk, reflecting on environmental sensitivity toward water use, solar exposure, pollen production and the relationship of Grayhawk to the immediate surroundings.
Homeowners are responsible for keeping all buildings, landscape and other improvements on their lots in well–maintained, clean, neat, and in attractive condition at all times, so as not to detract from the value of the community.
Landscaping is to be neatly trimmed, cultivated, and free of trash, and weeds. Turf must be irrigated by an automatic underground irrigation system. All turf is required to be trimmed in both growing and dormant seasons.
