Home should smell neutral and fresh. Aerosol sprays, incense, or candles don’t provide a true solution. Their will always be a room that your artificial means won’t cover.

Clear everything from kitchen and bathroom countertop surfaces.

Before the home is photographed, it needs to be cleaned and decluttered. Only essential furniture to be in view. Less is more.

Entryway to the house should be attended to regularly to be free of debris and dead bugs. No cigs or ash trays!

Fresh paint can do wonders inside and outside. Remember, the first and last view a potential buyer sees, is the front of the house. For the inside, it provides a new house aroma and sense of cleanliness.

If your skillset is not that of a professional painter, no shame in hiring one.

Paint any rooms that are bold or dark or non-neutral colors to light neutrals. No two-tone or fancy designs.

Most overlooked room in a home, is the garage. Just like previous comment of first view driving up , the garage is no different. It should look the same as the home. Stains removed from floor and walls painted if needed.

 

 

Most sellers make the mistake of waiting for a buyer to have a home inspection completed. If the seller obtains a home inspection, at the very least it shows the buyer goodwill. It displays your not trying to hide anything. 

A seller home inspection provides a potential buyer a turn-key opportunity they won’t obtain from another resale home.

Add a warranty to the home inspection and provide that buyer peace of mind. It will add value to your list price. Win-Win!

Call a reputable local home inspector for a pre-listing home inspection to get ahead of any issues or necessary repairs.
