If you wish to rent your home in Hidden Hills, you need to be in compliance with the leasing policy.
Use of a home within Hidden Hills of Scottsdale is for Occupancy as a residence, and not for vacation getaways or temporary lodging. An Owner of a Lot is prohibited from using a Residential Unit or Lot within Hidden Hills of Scottsdale for vacation rental, lodging, or hotel use. Leases that are less than thirty (30) days are considered vacation rentals or temporary lodging.
An Owner may lease a Residential Unit for residential use from time to time for periods of thirty (30) days or more. When doing so, the residential lease is subject to all restrictions set forth in the Declaration and the Association Rules.
Although a tenant may occupy the Lot, the Owner of the Lot is ultimately responsible to ensure compliance with the Declaration and Rules. If 2 violation occurs, the Association’s remedies (including attorneys’ fees and costs incurrd by the Association) are against the Owner.

The Hidden Hills Lots upon which structures have been constructed shall be fully landscaped by the Builder at its expense in the front yard {defined as that area between the front of the house and the sidewalk from lot line to lot line) upon the earlier of (i) thirty days thirty (30) days following occupancy of the Dwelling Unit on the Lot; or (ii) for any “spec” housing, 90 days after a certificate of occupancy is issued for the residence on the Lot.
The overriding philosophy of the Hidden Hills guidelines is to establish an architectural and landscape character for the community that is harmonious with the natural desert environment. The landscape component of these guidelines requires that the homeowner and/or landscape designer provide a landscape design for all visible landscape areas of the homesite that appropriately relates to the local environment.
