The purpose of the Architectural Committee for Pinnacle Peak is to ensure consistent application of the Architectural Guidelines. The Architectural Committee monitors any portion of a lot which is visible from other lots, the roadway, or Association common areas.
The Architectural Guidelines promote those qualities in Pinnacle Peak that enhance the attractiveness and functional utility of the community. Those qualities include a harmonious relationship among structures, vegetation, topography and overall design of the community.
No businesses including, but not limited to, a store, office building, geriatric care facility, dementia care facility, hospital, hospice, sanitarium or other place for the care of treatment of the sick or disabled, physically or mentally, nor any theater, saloon, or other place of entertainment shall ever be erected, converted, or permitted upon any of the said lots, or any part thereof.
Plans and specifications shall be approved by the Architectural Committee as to style, exterior design, appearance and location, and are not approved for engineering design or for compliance with zoning and building ordinances.
Unless invisible and inaudible to the other residents, no business of any kind or character whatsoever shall be conducted in or from any residence on said lots.
Pinnacle Peak communities are diverse in nature. Some have community associations. Some have additional sub associations, and there are areas that have no associations or HOA fees.
If you wish to rent your home in Pinnacle Peak, you need to be in compliance with the leasing policy.
No Owner may lease less than his entire Lot, and no Owner may lease a Lot which does not have a Dwelling situated thereon. No Lot shall be leased or rented for an initial term of less than six (6) months (which may be extended for lesser terms such as month-to-month, but only with the same Lessee).
No Lot may be used for vacation rentals or timeshare purposes. There shall be no subleasing of Lots or assignments of leases.
At least ten (10) days before commencement of the lease term, the Owner, even in the absence of a request or tenant registration form that may be utilized by the Association, shall provide the Association with the following information:
The commencement date and expiration date of the lease term; the names and contact information of each of the lessees and each other adult person who will occupy the Lot during the lease term; the address and telephone number at which the owner can be contacted by the Association during the lease term; and a description and license plate numbers of the tenants’ vehicles.
All leases must be in writing and shall provide that the terms of the lease are subject in all respects to the provisions of this Declaration, the Association Rules, the architectural and landscaping standards of the Architectural Committee and the Articles of Incorporation and Bylaws of the Association.
Each Owner who leases his Lot and the Dwelling situated thereon shall provide the tenant with a copy of this Declaration, the Association Rules, the Rules of the Architectural Committee and the Articles and Bylaws of the Association prior to the commencement of the lease.

The goal of the City of Scottsdale and the Association is to maintain the vegetation characteristic of the high Sonoran Desert, which includes no grass lawns or synthetic lawns in the front yard. The recommended plants from the City of Scottsdale’s “Indigenous Plants for Environmentally Sensitive Lands” are strongly suggested for the selection of predominate plant material for residential landscapes.
All native or planted trees, bushes and shrubs on
landscaped grounds must be maintained in a neat and attractive condition, not showing signs of neglect. Maintenance requirements include watering, pruning, removal and replacement of dead or dying plants, removal of prohibited noxious weeds as defined by the State of Arizona, removal of noxious grasses, and removal of trash. In the native, unplanned, unplanted or non-landscaped areas, prohibited noxious weeds and grasses and trash must also be removed.

The Pinnacle Peak Country Club offers a variety of amenities, including illuminated tennis and pickleball courts, a top-notch fitness center equipped with the latest fitness gear, attended locker rooms for both men and women, and a generously sized heated lap pool. Members also have unrestricted access to all Clubhouse and social activities.
The Clubhouse features multiple dining areas, as well as a cocktail lounge called The Grill. This architecturally acclaimed Clubhouse delivers exceptional, cozy dining experiences in either casual or formal settings, or in the laid-back atmosphere of The Grill cocktail lounge.
The Pinnacle Peak Golf Course is the crowning glory, an unusual, uncluttered, traditional parkland-style championship course with picturesque tree-lined fairways. Unlike typical desert golf courses in Arizona, ours offers striking views, lush fairways, and immaculate greens. The par-72, 7,030-yard course, designed by Dick Turner, is walkable. Set in the McDowell mountain range, it provides the perfect backdrop.
To maintain the privilege of unhindered golfing, exceptional service, and an unrivaled golfing experience, the membership at the club is capped at 325 for either family or individual memberships. Ownership of real estate is not a prerequisite for membership.
Pinnacle Peak Country Club also offers Social Memberships, which are restricted to 50. These memberships grant access to dining areas, card rooms, a heated swimming pool, gym, tennis and pickleball courts, and locker rooms.
The main member, their spouse or chosen partner, and the unwed children of either (who are below 26 years, serve in the military, reside at home or are full-time students), can make use of the club facilities as the member does.
A qualifying relative may play golf up to ten times “in-season” (excluding Member/Guest and invitational events) and unlimited times “out-of-season”. The club defines relatives as parents, siblings, children, in-laws, or grandchildren of the member, spouse, or designated partner. These relatives can use the club facilities upon paying reduced fees set by the club.
We offer different rates for guests and family guests during both in and out-of-seasons. Guests can play six (6) in-season rounds per calendar year, irrespective of the number of hosting Members. This restriction does not apply to family guests. All guests must be in the company of a Member.
Pinnacle Peak Country Club currently imposes a $1,500 annual minimum for food and beverages together. For individual members, this minimum is $1,000. The club reserves the right to modify this minimum requirement. Junior or Intermediate members enjoy a discounted minimum.
Pinnacle Peak Association hereby declares that all of the properties shall be held, sold and conveyed subject to the following CC&R’s, all of which are for the purpose of enhancing and protecting the value, desirability and attractiveness of such property, and all of which are hereby declared to be for the benefit of all of the property described herein and the owners thereof, their heirs, successors, grantees and assigns.
