What are the Troon home standards?

The goal for Troon is maintain the high aesthetic appeal of the community and to help provide a comfortable environment for all of the residents. The enforcement of the Rules and Regulations is necessary to avoid infringing on the rights of others and to help maintain the property values within Troon Village.

“Architectural Standards and Procedures” means the architectural standards and procedures adopted and enforced by the Architectural Review Committee (ARC) and as amended from time to time.

The Troon Village Association encourages and supports the repair, remodel or enhancement of homes or property within the community. However, any and ALL changes to the exterior of the home or landscape require the review and approval of the Troon Village Association Architectural Review Committee PRIOR to beginning any construction.

What are the Troon policies if I want to rent my home?

If you wish to rent your home in Troon, you need to be in compliance with the leasing  policy.

Dwelling units may be rented only to a single family, and must have a minimum rental period of six (6) months. No daily, weekly or monthly rentals allowed.

As time-share arrangements are not in compliance with the occupying of a dwelling unit by a single family, or with the residential character of TVA, no time-share arrangements may be constructed or sold.

No Owner or property management company may market any dwelling unit for vacation property for less than six (6) months. Furthermore, any marketing of a dwelling unit must be for only a single family.

Each Owner who is renting his or her dwelling unit must provide TVA with the name and contact information of each adult tenant, the time period of the lease, and a description and license plate numbers of the tenants’ vehicles, and pay any applicable fees for such registration.

Sub-associations may have restrictions that are stricter than the above criteria based upon their own rules.

If an Owner violates any of the above requirements, TVA may impose a monetary penalty in accordance with TVA’s monetary penalty policy and applicable law.

What are the Troon policy standards for landscape?

Each Troon Owner of a lot or parcel shall keep it clean and free of trash, rubbish, debris, weeds, dead or decaying vegetation (including compost piles), and other unsightly plant. or other vegetation which the Architectural Review Committee determines, for aesthetic or health reasons, should not be permitted within the Property.

“Protected Plants” means those Indigenous Species of cacti that are three (3) feet or greater in height or trees which are four (4) inches or greater in caliper, including: Ironwood, Mesquite, Palo Verde, Saguaro, Barrel cactus, Ocotillo and Yucca as listed in the City of Scottsdale’s Native Plant Ordinance.

Can I view the Troon C,C & R's prior to purchase?

C,C, & R’s are documents that govern a community. Troon Master Association has it’s own. Then, each of the villages within the community, have their own individual governing documents. The Villages  documents align closely to the Master Association.

What are the Troon amenities and who can access them?

Troon Country Club values a blend of excellent golf and meaningful friendships, all wrapped within a contemporary and vibrant country club experience. The main event is the golf course. It is unique as it was designed by Jay Morrish and Tom Weiskopf, a professional golfer who won the Open Championship at Royal Troon in Scotland. Tom played an integral role in the design and construction of the course and even played the first round with our Members. The course shares design similarities with Royal Troon, and we maintain a strong relationship with our Scottish sister through our reciprocity agreement. Our Members can enjoy playing on their course as well.


Tennis enthusiasts will be thrilled to know that the Club offers two fully-lighted tennis courts with Plexi Cushioned post-tension hard surfaces – the same superior surface used at the US and Australian Open tournaments. This surface is designed to provide support for your joints while also delivering excellent traction, cushioning, and turn-and-release characteristics that will help improve your tennis game.

Pickleball is a fun and exciting paddle sport that’s suitable for all ages and skill levels. It’s quickly becoming one of America’s most popular sports, and there proud to offer pickleball lessons at the Club. To accommodate this growing sport, they designated one of there three tennis courts with blended lines for pickleball. This game combines elements of tennis, badminton, and ping-pong on a shorter court for a unique and thrilling experience.

The Clubhouse offers stunning views of the Sonoran desert, Troon Mountain, and Pinnacle Peak. It has a wide range of delicious and fresh food options that are inspired by international cuisines and sourced locally.


The Quail’s Nest and The Roost are great places to enjoy indoor or outdoor dining with friends and family. The bar has accordion doors that open to the beautiful Sonoran desert, and the patio is perfect for sunset dinners, lunch with friends, or a refreshing drink after a game. 

The Roost is a popular spot for Members to come together, watch sports on big screen TVs, and enjoy a variety of fresh and seasonal food options. Don’t forget to try some of the amazing cocktails from the bar!

The wellness center is a 9,000 square foot facility with breathtaking views of Pinnacle Peak Mountain, the practice facility, and 9th hole. It offers over 20 complimentary group fitness classes, certified personal trainers, on-site nutritionists, and physical therapists to help you get in shape.

The center features a functional training zone, dedicated stretch area, cardiovascular and strength equipment, and a private Pilates studio that will push you to your limits. Whether you’re a fitness enthusiast or a beginner, the center has something for everyone.

The Club offers a variety of swimming options for all levels of swimmers. The lap pool is 25 meters long and heated to a comfortable 84 degrees, with dedicated times for lap swimming, aqua classes, and open swim.
